    Lived in a property owned by this company for two years and I definitely won't for my third.
    The first year wasn't as bad as the second but still extremely overpriced for the experience I had. When I moved into Carfax Court the flat was extremely dirty, mould was caked into the back of the fridge, dust that had definitely been there for years was all around every corner of the flat, and after mopping the bathroom floor the water was black. After naively cleaning all of this we received an email thanking us for the overwhelming amount of comments about flats being clean. I obviously felt insulted by this.
    Fast forward to my second year, we moved to another property owned by Njoy on Hathersage road, we'd hoped that this flat might be better than the one last year and on our viewing of the flat we felt it would be.
    However, when we moved in to the Hathersage residence the flat was even dirtier than the one we received last year, on arrival to the office I was told that the person who had lived in my room the previous year was messy, but I was assured the cleaners had cleaned my room. When I arrived all the furniture in my room was caked in dust, hair was all over the floor and just general dirt and debris was everywhere to be found.
    After discovering this I checked the living room and found the floor and sides were littered with dirt and debris, and both fridges had mould caked into the back and corners.
    Once again we naively cleaned the flat, but this time complained to Njoy who apologised.
    A couple of days later Manchester had very heavy rainfall, which resulted in my flatmate's room flooding, after contacting Njoy about this they tried to be very swift in resolving the issue, they sent over wet hoovers to suck up most of the water from the floor. However, my flatmate was refused a de-humidifier and this lead to damp setting into the walls in the downstairs areas of the flat. When my flatmate spoke to a representative of njoy about this, he stated that you should expect damp living in areas below street level, and that there was nothing that could be done. (he said this after refusing to give my flatmate a de-humidifier which would have resolved the issue) A couple of months later walls outside my flatmate's room had to be destroyed and replaced because of damp, this meant constant loud noise and hazardous fumes whilst my flatmate was trying to complete coursework.
    The next problem encountered in the Hathersage road residence was the infestation of rats, we had two different breeds in our flat, sewer and field rat. We informed Njoy of the rat problem in October 2016, it is now nearly February 2017 and we still have rats in the building. We contacted Njoy the first day that we saw rats, and to be fair to them they contacted a pest control agency straight away and had them come around the next day. When the pest control representative came round he placed rat traps around the flat that were smaller than the rats they were trying to catch. We noticed that the rats seemed to be coming from a hole behind the washing machine, we told Njoy this and the hole behind the washing machine has yet to be even looked at.
    After the New year we had noticed that we were seeing the rats a lot less, so we assumed that the traps had worked and had killed them. About a week later we had an infestation of flies, and I'm talking flies in the hundreds. I'm making the assumption that the fly infestation is due to them laying a nest on a rat corpse somewhere in the walls of the flat.
    All these problems would be somewhat acceptable had Njoy treated us seriously and had dealt with these problems swiftly; rat problems can be a nightmare to sort out. However, we have been repeatedly blamed for the rat problem, and even threatened with fines, due to the flat not being pristinely clean; the rats were first discovered early October, about two weeks after we had moved in, there is no chance in hell that the rat problem is due to us.
    Tl;dr Damp, Flies and rats, blame shifted to me for a bag of rubbish and couple of plates on a table. £99 p/w is a joke.
