    I found the estate agent to be very unhelpful. When I looked round a property they were selling, the agent was cross that I wanted more than a cursory look. When putting in offers, the estate agent declined to give any indication of what sort of price other people were offering, and implied that the vendor would accept the asking price despite knowing this not to be the case. I asked the estate agent to come back to me if the sale fell through, and they didn't. I asked the estate agent to come back to me if my offer (when the property came back on the market) was outbid, and they didn't. I discovered by chance that a different offer had been accepted, and the estate agent then tried very hard to put me off putting in a new, higher offer, despite it being only two days at most since the vendor had accepted a different offer and despite my having explicitly said I wanted the opportunity to bid higher.
    I'm very disappointed as I am disabled and this was only one of three physically suitable properties that had come up in a year; the other two however needed more work and were less suitable for other reasons.

    Cannot rate them badly enough. George himself is a card shark. Inflates the cost of everything and try’s his luck to charge for whatever he can when you move out. Do not rent with these people. Find an alternative property.

    I would advise anybody and everybody to avoid the misfortune of dealing with George Adams Estate Agents. In my opinion, they are an untrustworthy and predatory firm.

    Firstly, I would like to make clear that it was demanded we filled out the inventory despite being unable to assume physical occupation of the property. We were given assurances in person that elements such as an enormous damp stain across the living room ceiling would be restored to a condition that could be judged as 'good'. After all paperwork was finalized, it became apparent this was not the case. Said damp would later reveal an oversight in terms of the reparation from the leak that caused it, leading to plaster warping and breaking throughout the year. George Adams' response to this? They advised we did not use the shower until it could be fixed, which took weeks in itself, and offered us no compensation for the inconvenience.

    Upon leaving the property, there was no sign of an inventory noting the final condition of the property for our reference. Myself and the other tenants were never shown any photographic evidence of the so-called damage we had caused to a property that was already in disrepair upon our arrival. Pre-existing damage and cleanliness issues were blamed on us during the the deposit resolution. Additionally, having told us that we were to supply light bulbs, with many rooms missing them upon our arrival, they tried to claim the cost of light bulbs back via the DPS. We certainly left the property in a better state than we found it and were therefore absolutely shocked to find, and I quote, requests for the costs of "light hoovering" and "light dusting" to be deducted from our deposit.

    George Adams Estate Agents failed to respond to my dispute of their review and my subsequent attempts to follow the issue up. This forced us to follow the single claim process via the DPS in order to retrieve our monies. The deposit resolution was long and arduous due to George Adams' inability to communicate at all effectively with their tenants.

    Overall, I think George Adams Estate Agents have, in the knowledge that we are students, attempted to take advantage of inexperienced tenants. They have caused the other tenants and myself a great deal of stress and inconvenience. As students without consistent salary, we depend on the return of our deposit in order to fund the subsequent deposit of future tenancies for the following years of study.

    If you must use George Adams Estate Agents, please make sure you take time-stamped photographs of the property when the tenancy commences and make sure to have a written record of all communications with them. At the end of your tenancy, be prepared to wait almost four months for a resolution but do not be put off by the DPS' ADR process - it will protect you from being taken advantage of.
